Kakinada Special Economic Zone (KSEZ) has entered a strong growth phase, with memoranda of understanding signed for industries worth ₹1.5 lakh crore, carrying the potential to generate 1.50 lakh direct and indirect jobs. Here’s what’s driving this investor momentum, and what it means for the region.
Strategic Location
Spread across roughly 5,600 to 6,000 acres, KSEZ is one of India’s largest port-integrated industrial parks on the east coast. A Deep Water Seaport lies just 30 km away, Rajahmundry airport is barely 60 minutes out with daily flights to Hyderabad, Chennai and Bangalore, and NH 16 (Kolkata-Chennai) connects just 11 km away via Bharat Mala. It’s this location and connectivity that gives KSEZ its edge.
Tech, Electronics and the Global Push
During the July 2026 investment tour to South Korea, Andhra Pradesh IT and Electronics Minister Nara Lokesh pitched the integrated Auro Industrial City ecosystem, comprising Kakinada SEZ (KSEZ) and Kakinada Gateway Port, to global tech giants. He met with top executives from LG, Samsung, Hyundai Mobis, and Kia to secure electronics, EV, and semiconductor investments. Moving away from traditional, ungrounded MoUs, the high-level push aimed for swift execution and successfully secured a ₹1,595 crore manufacturing commitment from Shinhyup Electronics.

- Aurobindo Pharma’s Lyfius Pharma. PM Modi virtually inaugurated a Penicillin-G plant with annual production capacity of 15,000 metric tonnes, representing a strategic investment of ₹2,500 crore under the PLI scheme
- Green Coke & Energy Pvt. Ltd, signed an MoU to invest approximately ₹700 crore in a metallurgical coke production plant spread across 80 acres, formalised by MD Natarajan and KSEZ MD & CEO Ram Reddy Ojili
- DACL Fine Chem is the Gujarat-based company signed an MoU for a specialty chemicals manufacturing facility with a proposed investment of ₹500 crore, to be developed on 50 acres
- Blue Ocean Biotech signed an MoU marking another addition to KSEZ’s industrial investments, with investing ₹250 crore to set up a precipitated silica manufacturing facility across 20 acres.
Infrastructure and Connectivity Push
The state government is actively strengthening regional logistics through the Kakinada Gateway Port, a greenfield project spanning 1,726 acres with an estimated cost of ₹2,621 crore. Phase-1 construction is progressing rapidly, with the first berth expected by the end of 2026 and commissioning scheduled for early 2027. To optimize cargo movement, a new 15 km railway line is being laid to connect the port to Samarlakota. Resolving existing industrial water supply gaps by replacing temporary water tankers will make this strategic maritime zone even more lucrative for new businesses.
What This Means for Real Estate
KSEZ’s investment growth is already changing the real estate market in the region. The average property price in Kakinada currently stands at ₹6,368 per sq ft, and as industrial activity picks up, it’s naturally driving demand for worker housing, warehousing, logistics parks and commercial spaces around the zone. With the port and rail links progressing, land in and around Kakinada and Thondangi mandal is likely to stay in demand among both industrial and real estate investors.
