The Government of India’s BHAVYA scheme aims to revolutionise the nation’s industrial landscape by developing 100 “plug and play” industrial parks. South India is also poised to be a big winner, with several large-scale parks slated for the region, benefiting from a robust manufacturing and technology ecosystem.
What is the BHAVYA scheme?
Bharat Audyogik Vikas Yojana (BHAVYA) is a Central Sector Scheme of Rs. 33,660 crore which has been approved for the development of 100 investment-ready, plug and play industrial parks in India from 2026-27 to 2031-32. The first phase will be competitive and cover 50 parks. Parks will be developed with plug and play facilities like roads, reliable power and water, underground utilities, logistics connectivity, testing facilities, warehousing and digital single window clearances. The aim is to set up world-class industrial infrastructure, enabling companies to set up faster and with reduced initial hurdles regarding the infrastructure.
What does the BHAVYA scheme offer?
Up to ₹1 crore per acre of financial support for core, value-added and social infrastructure. Core infrastructure such as roads, water supply, drainage, common treatment facilities and ICT infrastructure. Value added facilities like ready built factory sheds,testing laboratories and warehouses along with social infrastructure, worker’s housing and support facilities. Plug and Play Environment, reliable power and water, connectivity, digital single window clearances & quicker investor facilitation. Parks may have a technology zone for startups, R&D and innovation driven businesses, and/or deep-tech businesses as appropriate. The use of green-energy infrastructure and underground utility corridors are elements of the planned model.
Top 5 biggest parks under BHAVYA scheme
1. Chikkaballapur DeepTech Park, Karnataka
Chikkaballapur DeepTech Park is planned at Jangamakote in Shidlaghatta taluk, Chikkaballapur, about 50 km away from Bengaluru. The proposed industrial area is 2,823 acres across 13 notified villages. The project focuses on Space Technology, Semiconductors, Robotics, Medical Devices, EVs, Drones, Electronics and Aerospace and Defence Manufacturing. KIADB is currently implementing the land acquisition and DPR process and compensation has been recently fixed at ₹1.25 to 1.55 crore per acre in various areas. This is one of its best features as it is close to Bengaluru and Kempegowda International Airport.
2. Tumakuru Industrial Node, Karnataka
Tumakuru Industrial Node, Vasanthanarasapura in Karnataka lies on Chennai-Bengaluru Industrial Corridor. Phase A spans over 1,722 acres, with a total township area of 8,484 acres. The estimated investment potential of the Phase-A project is around ₹7,000 crore with an employment potential of 88,500 jobs. Top industries are automobiles, auto components, electronics, pharmaceutical & biotechnology, heavy engineering, and logistics & food & beverages. It is located on NH-48, 25 km from the Tumakuru railway station and 115-120 km from Bengaluru airport.
3. A.P. Space City
A.P. Space city spans over approximately 4,000 acres with a long term vision of 15,000 acres. The space city is located around 60km from Satish Dhawan Space Center in Sriharikota in Tirupati District. The space city will specialize in satellite manufacturing, payload assembly, avionics, space components, testing, R&D, space-tech startups as well as advanced electronics and precision engineering. The Space City project is spread across approximately 2,800 acres with an initial phase roughly around 570 acres and an investment of ₹140 crore.
4. Thimmapur Industrial Park, Rangareddy district, Telangana
The industrial park is a proposed 500+ acre BHAVYA Park. The park’s location in Thimmapur (Kandukur Mandal) sits approximately 27 km from the Rajiv Gandhi International Airport (RGIA). It will be directly supported by a 330-foot radial road, providing seamless multi-highway and city access. The ecosystem around Kandukur is well established with major pharma, hardware, software, defence and packaging industries.
5. Dobbspet Industrial Tech Park, Karnataka
The Dobbspet Industrial Tech Park (DITP) in Nelamangala taluk, Bengaluru Rural spanning approximately 400 acres in the bigger industrial cluster of Dobbspet in Karnataka. It is situated along the NH-48 industrial corridor, which provides connectivity to Bengaluru, Tumakuru and other key manufacturing towns. The adjacent Dobbspet Special Investment Region is 3,657 acres in size and has various industrial phases. The area has good engineering, manufacturing, logistics, electronics and technology based industries which makes the proposed park suitable to BHAVYA’s plug-and-play model.
