Construction of the first phase of the upcoming Bayview Bhutani Noida International Film city is expected to gain momentum following financial closure and regulatory approvals, with industry stakeholders viewing the project as a catalyst for broader economic activity across the Yamuna Expressway corridor.
According to Yamuna Expressway Industrial Development Authority (YEIDA) officials, the construction on the project is likely to begin in next few months.
The project is being developed by Bayview Projects LLP, a consortium of filmmaker Boney Kapoor and Bhutani Infra, in Sector 21 near the upcoming Noida International Airport. The first phase will spread across 240 acres and attract an estimated investment of Rs 1,500 crore.
The development will feature state-of-the-art sound stages, film studios, post-production facilities, a film institute and permanent outdoor sets. Authorities have mandated that core film infrastructure be developed before large-scale commercial components are taken up.
The project comes amid rapid infrastructure expansion in the Yamuna Expressway region, driven by the upcoming airport, industrial parks, logistics hubs and improved connectivity. Analysts believe the addition of a major film production hub could further boost investment in sectors such as hospitality, retail, tourism and entertainment.
Ashish Bhutani, CEO of Bhutani Infra, said the long-term opportunity lies in creating an integrated ecosystem around the project rather than limiting the development to studio infrastructure alone.
Industry experts note that globally, successful film cities have evolved into multi-purpose destinations combining entertainment, tourism, hospitality and commercial activity. Similar opportunities are expected to emerge around the Noida project, particularly given its strategic location near the international airport.
He said that the retail sector could benefit from growing demand for experience-led destinations that combine shopping, dining, leisure and cultural attractions, while hospitality operators are likely to see opportunities in hotels, serviced apartments and event venues catering to film and business travelers.
Analysts said that as the project moves closer to construction, the Bayview Bhutani Noida International Film City is increasingly being viewed not just as a media hub but as a key anchor for a new economic and cultural corridor in the National Capital Region.
Real estate developers are also exploring opportunities in mixed-use projects around the film city, including hospitality assets, branded residences, entertainment districts and lifestyle-focused commercial developments. Such projects are increasingly viewed as complementary infrastructure that can support a growing workforce, visitors and businesses operating in the area, they said.
