Andhra Pradesh is offering land and incentives to help new factories and data centers grow. Recently, the state Cabinet approved these benefits for several companies. The projects will be located in Visakhapatnam, Kurnool, Nellore, and Tirupati. Here is a district-by-district breakdown of the land given, the size of the plots, and what each company plans to build.

What the Cabinet Decided

Chief Minister N. Chandrababu Naidu led a Cabinet meeting on October 29, 2026, to review 48 agenda items. The government approved land allotments, special incentives, and early-bird capital subsidies to support various industrial projects. While a full list of official decisions is not yet public due to election code restrictions, the available details highlight several major developments.

Visakhapatnam for Land for a Hyperscale Data Centre

The Cabinet approved 5.84 acres of GVMC land at Adavivaram and Mudasarlova for a hyperscale data centre park linked to Adani Infra. The land will be leased as a special case at 3% of the registration or the SRO value, with a 5% increase every five years. This site is likely to be one of the locations planned for a large AI data centre project tied to Google, which Adani Infra is developing in the Visakhapatnam region. In Visakhapatnam the property prices are around ₹5,175 per sq ft.

Anakapalli and Vizianagaram

In Anakapalli district, the Cabinet cleared land and special incentives for Substrate Capital, which plans to invest ₹1,222.6 crore at Atchutapuram. In Vizianagaram district, it approved incentives for Steel Exchange India’s ₹5,194 crore steel plant at Sriramapuram. This plant is expected to give jobs to about 3,000 people. The property prices in Anakapalli and Vizianagaram are approximately around ₹3,405 to ₹4,931 per sq ft.

Kurnool for Solar, Steel and Wind Projects

The biggest land allotment in Kurnool went to Jakson Integrated Solar. It got 290 acres at Meedivemula village in Orvakal mandal to build a ₹6,863 crore plant for silicon ingots, wafers, and solar cells, employing around 2,000 people. The Cabinet also cleared a massive ₹3,700-crore integrated silicon crystal and wafer manufacturing facility proposed by Renaissance Solar and Electronic Materials.

Additionally, land was cleared for Jai Raj Ispat Limited, a 500 MW wind power project by Windora Energy, and a revised ₹2,606 crore packaged beverage facility by Reliance Consumer Products that will create ,1200 jobs. The current property prices in Kurnool is around ₹5,125 per sq ft.

Nellore is a Growing Defence Hub

Nellore district is turning into a defence and aerospace area. The biggest allotment here went to Sunshine Energetics Private Limited, which got 455.91 acres at Allampadu in Marripadu mandal. A defence ammunition cluster is coming up there. An earlier report said the company planned a ₹466 crore project for defence energetics, with about 300 jobs.

Munish Defence Solutions got 250 acres in Duttaluru mandal. It plans a ₹269.25 crore plant to make energetic materials and commercial explosives, along with an explosive filling plant.

Aditya Precitech Limited received 300 acres in the Duttalur defence cluster. It is a Hyderabad-based firm that makes precision parts for defence and aerospace. The Cabinet also handed 29.94 acres of government land at Vadlapudi in Nellore to APIIC. Nellore has plenty of barren, non-farm land at competitive prices, which makes it a good place for defence industries. The prevailing property prices are around ₹4,474 per sq ft.

Tirupati

In Tirupati, the Cabinet approved a land allotment to Teachmint Technologies Private Limited, which has come forward to invest ₹55 crore. Teachmint is a Bengaluru-based education technology company known for its digital classroom boards. It was also among the electronics projects at the recent Tirupati regional investment summit. The property prices in Tirupati are around ₹7,276 per sq ft.

Other Land Decisions Across the State

A few more allotments were cleared in other parts of the state. In Palnadu district, the Cabinet approved 250 acres for a quantum hardware manufacturing park in Amaravati Quantum Valley. In Kadapa district, Shree Cement got 452 acres at S. Uppalapadu. APIIC also received land for future industrial use. It got 50 acres at Shibyala in Annamayya district and 46.22 acres at Pothukanumalu in Chittoor district. In Anantapur district, 265.17 acres of government land went to APGENCO for a 950-MW pumped storage project. The property prices for all these places are in the range of approximately ₹5,465 to ₹9,627 per sq ft.

What This Means for the Regions

Each region gets a different kind of industry. Visakhapatnam leans towards data centres and steel. Kurnool is becoming a solar and clean-energy manufacturing base. Nellore is building a defence cluster, and Tirupati is adding electronics and technology. If the projects go ahead as planned, they could create thousands of jobs, and could increase residential and commercial demand in the real estate market.

All in all

Land allotment is an important first step, but it is not the last. The companies still need to finish their project reports, get other clearances and start building. The coming months will show how fast each project moves. For now, the Cabinet’s decisions show that Andhra Pradesh is actively making initiatives for new industry across its regions.
